About Us

The New Neighborhoods Publishing Company, LLC is an information and resource company dedicated to Shared Ownership Communities: Condominiums, Cooperatives and Homeowner's Associations. Our goal is to bring resources to owners, volunteers and board members that demystify the complex world of common interest ownership housing.

Our first release, New Neighborhoods: The Consumer's Guide to Condominiums, Co-Ops and HOAs, discusses the most important aspects of living and serving in an SOC, including unit owner rights and responsibilities, warranty and developer issues, collecting money, holding meetings and elections, enforcing rules and regulations, nuisance, risk management and operations. The book uses humor and a relaxed, conversational style to help readers navigate the sometimes complicated maze of shared ownership living.

The members of The New Neighborhoods Publishing Company, LLC, Gary A.Poliakoff and Ryan Poliakoff, are both experts in the field of SOCs.

Gary A. Poliakoff, J.D., one of the world's foremost authorities on community association law and shared ownership communities, is a practitioner, professor, and newspaper columnist, as well as the author of a nationally published treatise, The Law of Condominium Operations.

Gary was named the 2008 Adjunct Professor of the Year for Teaching Doctrinal Courses at Nova Southeastern University School of Law. Gary has spent 35 years developing laws relating to SOCs and representing community associations as an attorney.

Between 2006 and 2009, Ryan Poliakoff served as the inaugural president of Ocean Palms, a $100 million condominium property in South Florida.

As president, Ryan oversaw the initial turnover of the property, litigation with the developer, changes in management, and the housing and mortgage crisis, not to mention the day to day "emergencies" that arise in any large property. Ryan earned a J.D. degree at Cornell University School of Law. He currently serves on the board of Ocean Palms as Vice President.

Gary"s years of legal practice combined with Ryan's practical, real-world experience has resulted in a uniquely qualified management team for the Company.
